I build the software my offices run on

Venezuela has no MLS, documents expire, and a deal can fall apart over a paper nobody checked. Software built elsewhere doesn’t understand any of that. So in 2026 I stopped shopping for tools and started building my own, with artificial intelligence agents.

I’m the general contractor

An artificial intelligence agent is software you brief in writing, like a very fast colleague: you explain what the office needs and it writes the code.

My job is closer to a general contractor’s. I decide what gets built, in what order and under which rules. I review what it delivers and test it by trying to break it. Only then does it reach the offices. The artificial intelligence writes; the decisions, and the accountability, are mine.

What the system does

The function comes first; the name we use for it inside goes small, at the bottom.

Recruiting

Talks on WhatsApp with people who want to become agents, answers their questions, runs a personality assessment and books the interview. It recommends; a person signs the decision.

Oppy

Legal verification

Checks every file before signing: every document present, none expired on signing day, all the data consistent. It won’t let you sign an incomplete file.

Training

The sessions and slides for new agents, with an assistant that answers from our own library and runs the quizzes.

Dashboards

Screens in every office that refresh every half hour. Every number comes from a written formula; none is typed by hand.

Management

An assistant for managers: today’s numbers, open issues and the pulse of the team, in the chat they already use.

Houston

Treasury

The offices' cash, with double-entry books. Money lives apart from the rest of the system, on purpose.

Double-entry books

Price observatory

A price observatory for a country without an MLS: what’s listed, where and at what price, to list at the right price.

Market

The core

What holds up every room: the offices' information, in one place and in order.

Every figure, with its source

The rules I build by

  • The machine recommends. A person decides. Hiring, signing and moving money always need a named human.
  • Every figure, with its source. Every number I show says what it counts, where it comes from and as of when.
  • A test that can’t fail proves nothing. Every check is proven by making it fail on purpose before I trust it.
  • Screen and chat. What the team uses every day has a panel for the office and, where it helps, a chat for the phone.

I didn’t start yesterday

From 2011 to 2013 I did web design and search optimization for a digital newspaper. In 2022 I spoke about digital transformation in real estate at the Venezuelan Real Estate Chamber. In 2026 I stopped talking about it and built it.

What it means for you

If you invest

My offices’ numbers come from systems, not spreadsheets.

If you run a brokerage

A brokerage in a hard market can be professionalized with tools built for that market.

If you write about it

A regional broker who builds his company’s software with artificial intelligence.

The workshop

Want something like this for your brokerage?

I’m preparing a workshop on how I did it, and what you can copy on Monday. It will be taught in Spanish. If you would like to hear the story in English, let’s talk.
